Super Parcel

Chicago Cityscape can assess the zoning capabilities of a site even if it's divided into multiple parcels.

Often a developable site comprises multiple parcels. Prior to Super Parcel each parcel would have to be analyzed independently, or offline in a spreadsheet. With Super Parcel, members can select and combine 2-10 parcels to be analyzed as if they were one.

Create a "Super Parcel" with up to 15 PINs

After a Chicago Cityscape member selects the 2-10 parcels to combine into a Super Parcel, our platform finds the location and boundary of each of the parcels and merges them into one.

If the Super Parcel is in Chicago, the predominant zoning district is identified and Zoning Assessment calculates allowed housing and uses based on that zoning district.

The super feature of Zoning Assessment is that members can select a different zoning district and the allowed housing will be recalculated and the uses list will be refreshed to reflect the situation after a zoning change.
