New 19-unit building proposed for busy Lincoln/Ashland/Belmont intersection

A zoning change was approved last month to allow for a new building to take advantage of its location near the Paulina Brown Line station to reduce its minimum parking requirement. The location and the zoning class of C1–3 also qualifies the property for a potential height increase, a reduction in minimum unit size, and an increase in the number of units.

It’s also on a designated Pedestrian Street, meaning that the property can be up to half a mile away and still qualify for these benefits. The building is 1,301 feet away according to our Address Snapshot tool.

Oddly, the zoning class for the property at 3220 N Lincoln Ave. in the Lake View community area isn’t changing, but the “Type I Zoning Amendment” was necessary to allow for 4 car parking spaces instead of 19. It was approved on January 25, 2017.

The 5-story building will go where the Fizz restaurant and bar, and its outdoor patio on a vacant lot on the north side, is located now. That building will be demolished, but the new building will still have 2,487 square feet of retail space.

The building has a mix of studios and 1-and-2 bedroom units, according to the architectural drawings from Space Architects. These studios have 510 square feet of space, and are larger than many studios because they have a room separate from the kitchen and living area.
