Property sales updated for Q2 + revamped analytics

A couple weeks after every quarter ends Chicago Cityscape adds the latest property sales data (which are filed with the Illinois Department of Revenue). Last week we added 2024 Q2 data, and this week we added four new analytics based on the data which will also be updated every quarter.

Here are some observations about the latest property sales, which you can also see in the charts below:

• The number of property transactions in Chicago in 2024 Q2 exceeded the number for the past six quarters.
• The proportion of Cook County property transactions in Chicago reached its highest level since 2019 Q1. In the most recent quarter, 49.6 percent of transactions in Cook County were in Chicago, and the last time it was higher was 50.9 percent in 2019 Q1.
• There appears to be a seasonality in the period of Q4-Q1 going back to 2016, where each of the two successive quarters have roughly the same number of property transactions. This pattern is not apparent in 2018 and 2019, however.

Previous updates

Earlier this year, Chicago Cityscape added a filter to include only arms length transactions. We use the same definition as the Cook County Assessor’s Office to identify property sales as “arms length”.
